This can be a challenging market, even for experienced agents like myself. Having said that, I'm happy to report that 2008 is shaping up to be the very best year I've ever had in real estate. Last month alone I sold $1.5 million in real estate and this month is looking good too.
I'm always trying to look at the numbers and see if they're going up or going down. The national media is very tainted in their viewpoints and even the local media is sometimes hard to understand too.
They say things like, "New home sales are down this quarter", but if you're trying to sell your 10-20 year old home, that's good news! You see, if NEW home sales are down, that's probably because builders aren't building as many new homes this year. This means there won't be as many brand new homes to compete with and your older home will have a much better chance at attracting some interested buyers.
Recently it seems there has been more activity too. I looked at the data from "Showing Solutions" website and it confirms that in some areas of the city and in some price ranges, there are more showings this year than at this same point last year. It's possible that buyers are simply looking at more homes during their searches, but that's not been my personal experience.
Just recently the Kansas City Regional Association of Realtors (KCRAR) announced that current home inventory has dropped down close to 7 months, down from over 10 months this last Spring.
I think you can beat yourself up over these statistics, but I can tell you from experience this year that if you're considering selling your home, it can be done and within a reasonable time period for a decent price.
