Lake Homes for Sale in Barry Harbor Subdivision in Kansas City, MO

If you've even spent any time in a home on or near a lake, you can appreciate the beauty and tranquilty that such a setting offers. It is so fun to watch the seasons change around a lake. The fall leaves, the gentle snowfall, the spring rains all seem a little more wonderful near the lake.

Barry Harbor in Kansas City North is a subdivision built around a private lake. Here is some information from the Barry Harbor Homeowner's Association website.

An inviting, friendly neighborhood describes the northland community of Barry Harbor-Hunter’s Ridge.

This established subdivision is conveniently located in Platte County, south of Barry Road at N. Marston Ave in close proximity to major highways, great health facilities, quality schools, variety shopping, and fine dining.

The original subdivision of Barry Harbor was established in July of 1979 along the southern shoreline of a small private lake. The lakeside picnic play area and walking path that now surrounds the lake give residents the opportunity to greet and gather with their neighbors.

In the mid-1990s, Hunter’s Ridge was developed south of Barry Harbor. New homes were also constructed along the north shore of the Barry Harbor lake. These combined adjacent communities function under one set of Covenants and Declarations that address the policies for 210 residential homes.

Barry Harbor-Hunter’s Ridge is governed by a board of seven elected members who strive to serve the communities needs and oversee the established policies. The board meets periodically and hosts open neighborhood meetings 2-3 times per year. Resident involvement is encouraged on several committees that address architectural considerations, communications, grounds, and neighbor relations.

Each year the community is invited to participate in a neighborhood garage sale, family picnic, and golf tournament. Groups of neighbors often gather informally throughout the year for picnics, dinners, and fun get-togethers. Neighbors also volunteer to enhance the beauty of our subdivision through regular cleanup of community areas and annual tree trimming.

This year Northland Neighborhoods, Inc. assisted our tree trimming by supplying necessary tools and supplies while the KCMO Parks and Recreation Department provided the expertise.

Barry Harbor-Hunter’s Ridge is a wonderful community in which to rear children, form rewarding friendships, and enjoy a relaxing environment amid the numerous amenities that the Northland has to offer.

Wellington Park Homes in Liberty, MO

There's a subdivision very near the Liberty Community Center called Wellington Park composed of 160 homes. As of today there are 4 homes available priced between $169,900 and $239,900.

The great thing about this little community is that it backs right up to the Westboro-Canterbury Greenway. The Greenway is mostly walking trails with a couple of playgrounds and a soccer field. Walking through the Greenway in the fall is so peaceful, you'll feel like you're miles from the city!

30% of Home Sales Don't Close On Time

According to a recent survey of Keller Williams agents across North America, the majority of homes close on time, but what can keep a home from closing?

Common Reasons for Delayed Closings

1. Short sale approval took longer than expected

2. Appraisal issues

3. Lender took too long

4. Loan underwriting took longer than expected

5. Additional documentation needed

6. Buyer did not provided documents to lender in a timely fashion

7. Home repairs needed to be conducted

8. Could not close with an active dispute on credit

9. Additional requirements by down payment assistance program

10. FHA loan requirements took additional time to complete

11. HOA application

12. Escrow company did not complete all required activities in a timely manner

13. Title issues

If you'll notice, 8 of these have to do with the lender. That's why it's so important for you as a consumer to go with a lender recommended by your real estate agent.

There are a ton of mortgage companies out there which give you a lot of options as far as who you'd like to work with. The fact is though, that in the end, you are only going to work with one lender. Your agent on the other hand, has had the opportunity to work with lots of lenders, because sometimes clients come to their agent with the lender already chosen. Thus the agent is forced to complete the deal with a lender they don't know. The agent quickly learns who is a good lender and who is not.

So when you're buying a home in Kansas City and your agent gives you some lenders to call, be sure to do exactly that. Your transaction is much more likely to close on time if your agent already has a relationship with your lender.

The lender wants to keep the agent happy so that the agent continues to send them business. Additionally, the agent gets absolutely no financial gain from recommending a lender to you. Lenders are prohibited by law from paying agents for referrals. The only advantage an agent gets when you choose a lender they recommend is peace of mind! And that means YOUR transaction is more likely to be a piece of cake rather than a delayed mess!
